1. First figure out what your must-haves are, and what your wants are. It can help to write these down. Share them with the professional that is helping you, and be open about what you really want.
2. Bring a digital camera and begin each series of photos with a close-up of the house number to identify where each group of home photos start and end.
3. Get pre-approved before you begin your search, so you know what price range you are looking in.
4. Take into consideration the cost of land transfer tax fees, legal fees, and other closing costs.
5. Get a home inspection. This can save you a lot of stress and problems down the road. Problems found can also lay the ground work for negotiations in some cases.
6. When viewing a home, take your time. Check for dampness, look in closets and cupboards. Return at different times of the day if necessary. Try not to pay too much attention to the decor, unless you absolutely are against painting and try to focus on the layout and quality of the home.
